Concrete Driveway Contractor in The Lakes, Tempe, AZ

Driveways for the homes and condos along Tempe's lakes.

Tempe · River and wash alluvium

The Lakes went up in the 1970s around a chain of man-made lakes along Lakeshore Drive, and a lot of the homes and condos back right onto the water. That puts the garage and driveway on the street side, often on a narrow lot where every foot of concrete counts. Many of the original driveways are about fifty years old now, with cracks fanning out from the garage, panels that have dropped at the joints and an apron worn down by decades of turning cars. Condo owners usually share a drive or parking area, so the association decides what gets replaced and when.

What The Lakes driveways need

Under The Lakes the ground is river silt and sand. It drains fast, and it holds a slab well once it's compacted. Left loose, it settles when water gets into it or when a heavy truck sits on the same spot day after day, and plenty of lots were graded with fill when the neighborhood was built. We take out soft soil, compact new aggregate base in lifts and pour thicker where vehicles park. The slab gets a slope that sends roof water and sprinkler runoff to the street, so it stays out from under the concrete.

The City of Tempe handles permits here, and our crew checks its rules for the driveway and the apron at the curb. If you live in a condo or townhome, the association usually has to sign off first, and we prepare the layout, finish and color it asks for. Tight lots mean we plan where the truck parks before pour day and let the neighbors know. Summer pours start in the cool morning, and storm days get moved. What’s included

Every The Lakes driveway we pour starts with the ground under it, river and wash alluvium here, and the same list of work goes into the quote:

  • New concrete driveways
  • Driveway replacement and tear-out
  • Extensions, widening and side parking
  • RV and trailer parking pads
  • Stamped, colored and exposed-aggregate finishes
  • Aprons at the street, with the city permit where one is needed
  • Caliche, fill and soil checked before forming
  • Compacted aggregate base, deeper where you park heavy
  • Slope that sends water away from the garage
  • Control joints laid out before the pour
  • A pour timed and cured for the heat
The ground under The Lakes

River and wash alluvium

Layered silt, sand and gravel laid down by the Salt River and the desert washes, across the flood plains and alluvial fans of the central and west Valley.

Compaction done in lifts at the right moisture, with loose or soft soil dug out and replaced, a thicker section anywhere a truck, trailer or RV will park, and grading that keeps runoff off the slab and out from under it. Washes and drainage easements stay open.

What fails here first

  • Corners or joints sunk below the next panel
  • Ruts or cracks along the tire lines of a driveway
  • Gaps opening under the edge of a slab
  • Soil washed out along an edge after a monsoon storm

Sam The Concrete Man North Phoenix pours driveways in The Lakes, the 1970s Tempe neighborhood along Lakeshore Drive. Near the water the ground is layered alluvium of silt, sand and gravel, so we dig to firm material, compact the base in lifts and set rebar on chairs before we pour. Aprons get extra thickness at the street, older single-car widths can be widened, and anything at the curb goes through the City of Tempe.
