Concrete Driveway Contractor in Mountain Park Ranch, Phoenix, AZ

Mountain Park Ranch drives, poured to the HOA's look and the slope.

Phoenix · River and wash alluvium

Mountain Park Ranch is a master-planned community in Ahwatukee Foothills, built in the late 1980s and 1990s against the south side of South Mountain. Its streets were laid out with a consistent look, and the community has its own HOA. Many driveways are original and showing their age: hairline cracks across the panels, worn finishes, and drives that drop toward the curb. Most replacements here aim to stay in character with the neighborhood while fixing the slope and the base underneath.

What Mountain Park Ranch driveways need

The ground is river and wash alluvium, sand and silt carried off the mountain. It drains well, but it settles when wet or loaded if never compacted, and storm runoff can move across lots close to the mountain. We dig to firm ground, compact the base in lifts, and keep water off the slab and out from under it with a careful slope and, where needed, a swale on the uphill side. Where trucks park, the slab gets thicker.

Mountain Park Ranch is in the City of Phoenix, so the part of a driveway in the street right-of-way is built to city standards, 6 inches thick, usually under a city permit. Our crew handles that. The HOA typically reviews exterior changes, and we prepare the drawing, color and finish samples for it. We pour early in summer and watch the monsoon forecast. What’s included

Every Mountain Park Ranch driveway we pour starts with the ground under it, river and wash alluvium here, and the same list of work goes into the quote:

  • New concrete driveways
  • Driveway replacement and tear-out
  • Extensions, widening and side parking
  • RV and trailer parking pads
  • Stamped, colored and exposed-aggregate finishes
  • Aprons at the street, with the city permit where one is needed
  • Caliche, fill and soil checked before forming
  • Compacted aggregate base, deeper where you park heavy
  • Slope that sends water away from the garage
  • Control joints laid out before the pour
  • A pour timed and cured for the heat

River and wash alluvium

Layered silt, sand and gravel laid down by the Salt River and the desert washes, across the flood plains and alluvial fans of the central and west Valley.

Compaction done in lifts at the right moisture, with loose or soft soil dug out and replaced, a thicker section anywhere a truck, trailer or RV will park, and grading that keeps runoff off the slab and out from under it. Washes and drainage easements stay open.

What fails here first

  • Corners or joints sunk below the next panel
  • Ruts or cracks along the tire lines of a driveway
  • Gaps opening under the edge of a slab
  • Soil washed out along an edge after a monsoon storm
